Initial concept

  1. Not bad for a starting point but:
    -it is not clear how the design really uses architecture to "improve the quality of life"; the angular components are striking and get attention but do not explicitly deal with quality of life issues
    -in your unit allocations, where are the 4 barrier free units allotted to? how many singles or married units are barrier free? or are the units separate counts and single?
    -though the diagrid structure could be interesting in sketch form, it is when you get to the corner conditions and negotiation at the angles that demonstrates whether or not you have the awareness in making this a comprehensive and strong design
    -the conceptual elevation is seductive however it is not clear as to how the angles will be integrated as part of the design of the interior spaces; this is especially interesting in the DMZ ground floor area
    -balconies in a downtown residential area so near Yonge-Dundas are questionable but perhaps this can be discussed
    -the plan at the skew is graphically interesting but I really have doubts in making it consistent through the entire building (i.e. exiting, structure, elevator, etc. will prove to be ugly and huge problems - like Hadid ugly and huge); everything would be custom
    -on the ground floor, is it anticipated that the delivery entrance has direct passage to the storage area under the stairs
    -not sure about your floor plans especially the spaces that are unmarked (fourth floor)
    -the third floor plan is messed up as the elevators open right off the barrier free unit, the nature of the studio spaces on the Yonge St side is ambiguous (especially if broken up by the public common area)
    -decent start; now get a move on to fixing the problems outlined; find a stronger articulation for the DMZ/ground plane; aim to start physical modeling by Monday afternoon at the latest
