Preliminary Sketches

  1. Tip:Stay clear of the Ryerson Colours as it is too superficial. Trust me, that approach only works in Las Vegas or Disney World.
I do not understand the environmental/solar setup you are envisioning. Is this simply to get light into units? "Retail" and "Lounge" will only exist if you can connect it to the DMZ and its operations in a meaningful way -if not, then you might as well put another Tim Hortons at the base of your building.
The folding and shifts in your design can be done easily - have you seen the Moebius house? No, just check it out.
Why are you doing something similar to Steven and segregating, rather than integrating? Why are you like Steven and setting up a married penthouse condition?
Why is the main circulation on the Yonge Street face? Is that not a premium area?
Demonstrate that you know how much area is required for whatever function in the design of your ground level/3rd place. My problem is that you also lack a sense of awareness on sizes of space required. You will potentially run into floor-area excess if you continue without measuring a few things - just look at the space you provide in the middle of the residential plate! What is with the creepy exit on the east face on the residential unit!?
I would highly recommend that if you were to proceed with this design, you should look to Morphosis and really emphasize the structure and how the shape of a simple sinuous geometry is conducive to the DMZ. Sections would really help!
