Not bad from the last submission but: -check your units; bedrooms must have windows -I still think that there is a high level of inefficiency in some parts of your floor plans -I am still not convinced about the garden/open space as there is no sense of enclosure (yet) -not so sure about your quiet study space on Yonge St. -you should consider having your units better connect to the corridors rather than create the North-South hallway conditions which ultimately eat up space -what is the black stuff in your plans? -once you tweak up these things (you need not be perfect or explicitly detailed yet) I would really recommend going into developing the massing in 3D -I would also recommend that you outline how you plan on developing the ground floor plan -also get a sense of the areas required for the DMZ, rec facilities, etc. as you seem to fill the floors with allocations; prove that you know the functional relationships between programming components
zoning floor space index for residential is 1.5 which is very limity. Residential floors cannot cover the same GFA as the commercial zones. are we following these zoning guidelines vince because a few other floor plans ive seen seem to covering a huge amount of space as well. any thoughts.
