Demitri's Interim Progress

Overall the project was pretty well received, however a couple of important changes should be considered when proceeding with the design:

  1. Reduce the amount of communal space of your residential floor plans, this will provide more space for units.
  2. Add living space within each unit.
  3. In your married units, don't locate the washrooms on the exterior wall! 
  4. Redesign the accessible units. They are not to code.
  5. Both fire stairs exit onto lobby. This will not work.
  6. Fix the labeling of my grid on the lower levels.
  7. Make sure that the living rooms have windows.
  8. Try to get rid of the shared kitchen idea. This is a graduate residence.
  9. Fix the large mass wall along Yonge Street...

  1. As a supplement to what was summarized from the review:
    -your basement is quite oppressive as a work space; is there any potential connection to natural daylight or volumetrically connecting the space to the ground level beyond the two openings from the ground level?
    -we will have to sit down and discuss how to make the structure work better in your design; a 3D truss might go along the perimeter with connection trusses off the bridge condition/shear core; this might prove to be a challenge as the depth might impede glazing on the North face
    -the schematic model does not do the project justice based upon what has been discussed up to this point; render out based upon the materials you anticipate; we discussed the pronouncement of the structure that wraps over the roof, but it should really showcase better in your design
    -you need to begin looking at the best place to cut your sections for the upcoming submission and look to precedents for the wall assemblies and methods of presentation; I have posted several links on the course website that not only outline some ways to showcase the detail in 3D but also elaborate on the systems at play in making the project work
    -start figuring out structure first as that will be critical in your design and then work your way out to the cladding and then the aesthetics of tectonics
